PROCESS

A typical project starts with an on-site meeting with you to assess the existing conditions and how they fit within your goals and budget. This process can be combined with a feng shui consultation for an additional fee if you request.

We will then present you with a proposal of our services tailored to your project. Once a contract is finalized, we ask detailed questions to help define your vision and paint a clear picture of your ideal, everyday experience in your new space.

After the initial assessment, we proceed with one or more of the following services depending on your needs, project size and budget.

• Interior Decoration: Starting with a feng shui consultation, we help you select specific materials, products and furniture that incorporate feng shui enhancements, reflect your personal style and infuse your environment with beauty.

• Schematic Design: Starting with a feng shui consultation, we visualize your needs and goals through floor plans and sketches with feng shui enhancements and sensitivity to your budget.

• Design Development: We develop the schematic design and work with relevant consultants to ensure potential building issues are reviewed and coordinated.

• Planning and Building Permit: We prepare and submit documents that demonstrate compliance with planning and building regulations. If requested, we attend public hearings, neighborhood meetings and meetings with city officials.

• Construction Documents: Together with other consultants, we complete the documents necessary for a contractor to bid and construct your project. This phase often overlaps with the permit phase.

• Bidding and Negotiation: We publish bidding documents to contractors and help you compare bids and determine which contractor is right for your project.

• Construction Observation: We make periodic site visits and conduct phone consultations with the contractor and review design issues raised during construction to ensure that your interests are protected.
